After a dozen years of planning, the Sisters School District finally sold its Lundgren Mill property for $3.3 million.
The sale to Peter Hall of Bend and his partner Kipp Nelson of Idaho was formalized at the school board meeting on June 13.
Hall told The Nugget that he does not have definite plans for the property, which is zoned light industrial.
“We’re going to assess the demands of the market,” he said.
He noted that the the 29.5-acre industrial parcel is a “unique piece.”
“(It is) in Sisters, an awesome community and inside the UGB (Urban Growth Boundary) of Sisters — a pretty rare find.”
Mark Ford of Steve Scott Realty in Bend is acting as Hall’s agent. Ford is the developer of Coyote Springs, a residential subdivision in Sisters. Ford noted that there are no comparable industrial pieces in Bend and that many potential enterprises could locate on the Lundgren Mill property “just through sheer need.”
Hall and Nelson were partners in Arm Guard Security in Bend.
“I’ve also done a couple of residential development projects in Washington County,” he said.
Nelson has a banking background, according to Hall.
“He’s a business associate and friend who’s interested in investing in Central Oregon,” Hall said.
Board member Eric Dolson made a point of acknowledging the long-term efforts of board member Bill Reed in selling the district property.
“Bill brought an enormous amount of his expertise — of his just pure effort — and represented the Sisters School District extremely well through what was a long process,” Dolson said.
