Three Sisters Business Park has roads, utilities and the beginning of walking paths. Now developer Peter Hall is seeking tenants. Last week, Hall held a meeting for brokers to tour the business park and announce sales incentives, including a trip to Hawaii.
Hall said realtors are excited about the upscale business park in the City of Sisters.
"How do you compete with Redmond? You build something nicer," said Hall.
Three Sisters Business Park will require businesses to use attractive architectural elements to create an upscale, light industrial park. The design guidelines include using earth tone colors, attractive roof pitches and other elements in keeping with a Western or mill theme.
Of the 19 lots, Hall's team, called 3 Sisters Partners, LLC, has plans for five of them. On one, they will construct a building with spaces to lease. On four adjoining lots, they will build storage units. The remaining 14 lots range in price from $278,600 to $732,400.
Hall said appropriate businesses include manufacturing, professional services, food services, medical and dental, research and warehouse and distribution.
"We're looking for people who are interested in Sisters as a community," said Hall.
Last January, the Sisters Urban Area Planning Commission approved the project. Since then, Hall's team has been cleaning up the land and building infrastructure. They were relieved to find only surface metal and junk on the land rather than any chemical contamination.
Hall's future plans for the 30-acre parcel include a three-acre green space and a residential neighborhood on the strip of the property which borders the Trapper Point neighborhood. He would like to include affordable housing for teachers. Hall has been talking with the Sisters School District about possibilities including apartments and homes that would be reasonably priced for a teacher's salary.
Three Sisters Business Park sits next to Sun Ranch Business Park north of Barclay Drive. Three Sisters lots are on either side of Lundgren Mill Drive which connects to the newly paved extension of Pine Street.
In December, Hall plans to come to the planning commission again to seek additional approvals for his project. He is seeking approval for lofts on the second level of the businesses.
